小额房产投资平台CapitalRise获200万英镑种子融资

据外媒报道,英国的房产投资平台CapitalRise已完成200万英镑的种子轮融资。这是一笔来自Raakhe Tandon的私人投资。这一轮资金将用于团队搭建,挖掘伦敦市中心和英国国内的新房地产投资项目。

CapitalRise成立于2016年底,是一个线上房地产投资平台,在过去一年里,平台的投资用户数翻了一番。

CapitalRise认为,投资房地产历来优于其他投资类别的回报,甚至超过股票和债券回报率。但长期以来,普通投资者都被房地产投资拒之门外,原因在于投资额度大和项目信息不透明(地产商的单方面宣传)。而他们希望打破传统的房地产投资方式,让普通投资者绕过投资经纪人接触到优质的投资项目,并获得优异的回报(每年的投资收益在10%~18%之间)。

为此,CapitalRise主要为投资者做了三件事:

1. 降低投资门槛,支持投资者进行小额投资。该平台提供1000英镑起投的房地产投资项目,且不向投资人收取服务费。

2. 平台上的投资项目由经验丰富的房地产专家进行筛选,并为普通投资者提供投资所需的全部项目信息,包括项目介绍、资金结构、开发商信息、售价和投资者本笔投资的去向,同时平台会帮助投资者分析项目亮点、做风险评估和计算预计收益。目前已投资的开发项目包括位于伦敦中心的Eaton广场,Grosvenor广场和Strand。

3. 推出CapitalRise Innovative Finance ISA帮助投资人免税退税。ISA是英国推出的允许个人拥有股票、信托基金和现金且免除红利税、利息税及资本收益税的个人储蓄账户。CapitalRise Innovative Finance ISA则是一个虚拟账户,投资人可以在线注册和设置CapitalRise ISA,并拥有优先投资权。用户有两种拥有CapitalRise ISA的方式:一当年的投资高达20,000英镑,二从现有的ISA转帐到CapitalRise ISA,转账没有金额限制,由CapitalRise提供全流程的管理。

另一方面,利用普通投资资金,CapitalRise向房产项目进行投资,包括债务投资和股权投资,同时向开发商提供了三种贷款产品,包括周转贷款、发展贷款和销售期贷款。同时,平台会帮忙处理复杂的交易过程,并为每个项目制定灵活的条款。申请贷款和投资的开发商可以在48小时内收到完整的条款,20天内可以拿到申请的款项。

据CapitalRise数据,平均每个工作日会员投资金额达73万英镑(需排队等待新的可投资项目),而CapitalRise目前累计给投资用户带来了总额200多万英镑的收益。

UK-based CapitalRise, a property lending and investment platform, has raised £2 million in seed funding. The investment came from from Raakhe Tandon, the daughter of banking entrepreneur Rana Kapoor.

CapitalRise is an online property financing platform that connects investors to real estate opportunities. The startup allows investors and institutions to invest in property opportunities starting at a minimum of £1,000. The investments are chosen by a team of experienced property professionals. Developments funded to date include central London properties in Eaton Square, Grosvenor Square, and the Strand.

CapitalRise also meets a wide range of financing needs for developers, offering both debt and equity funding, as well as handling complex transaction structures, and providing flexible terms for each project.

“This investment comes at the perfect time for CapitalRise," said Uma Rajah, CEO. "Over the past 19 months we have built our technology platform and proved our business model, having already paid out over £2 million back to investors. Our latest opportunity was fully funded in under two business days, witnessing, on average £730,000 of funding raised from our members each working day (with a waiting list of members ready to invest in our upcoming projects). This seed funding will underpin our next stage of growth, helping us to grow the team and pursue more opportunities for investors and developers alike.”

The round will allow for the expansion of the company's team and support new property investment opportunities in Central London and other locations across the UK.
